Answers to the questions we are asked most often about our oak frame buildings, the ordering process, and delivery.

Do I need planning permission for an oak frame garage in Kent?

In most cases a detached oak frame garage falls under Permitted Development rights and does not require planning permission, provided it meets certain size and siting criteria: it must not exceed 4 metres in height with a dual-pitched roof (3 metres for any other roof type), must not sit in front of the principal elevation of your house, and the total area of all outbuildings must not exceed 50% of the land around the original house. If your property is in a Conservation Area, an Area of Outstanding Natural Beauty, or is a Listed Building, stricter rules apply. We always recommend checking with your local planning authority before ordering.

What is the lead time from ordering to delivery?

As a guide, allow 8 to 14 weeks from confirmed order to delivery. Bespoke and larger frames sit toward the longer end of this range. We give you a confirmed lead time when you place your order and keep you updated throughout the build process.

What areas do you deliver to?

We deliver throughout the South East of England and beyond. Our primary delivery area covers Kent, East Sussex, West Sussex, Surrey, Essex, and Greater London, but we regularly deliver further afield across the UK. Delivery cost is calculated based on your location and the size of the frame.

What is the difference between green oak and seasoned oak?

Green oak is freshly felled timber that still contains a high moisture content. It is easier to work with and holds pegs and joints tightly as it dries. Over the first few years after construction it will develop natural surface cracks (shakes) and a silver-grey patina — both entirely normal and do not affect structural integrity. Seasoned oak has had most of its moisture removed before use and is more dimensionally stable, but is harder to work and more expensive. All Swift Oak frames are built from green oak.

Can you build a bespoke size or design?

Yes — bespoke design is one of our core services. Whether you need a non-standard footprint, a specific roof pitch, a particular eaves style, or additional structural features, we can work with you to design and build exactly what you need. Our standard range is a starting point, not a limit. Contact us to discuss your project.

Do you supply only, or do you also install?

We supply fully prepared, numbered oak frame kits ready for erection. Each kit includes everything needed to assemble the structural frame. Installation is carried out by your own builder or groundworker. We can recommend experienced oak frame erectors in the South East if needed.

What foundations do I need?

Oak frame garages and buildings are typically built on a concrete slab or strip foundation. The exact specification depends on your ground conditions and the size of the build, and should be confirmed with a structural engineer or your builder. We supply saddle stones as an optional extra — these are the traditional method of raising the frame posts off the ground to prevent moisture contact.

How do I maintain an oak frame building?

Green oak requires very little maintenance in the early years — simply allow it to weather naturally. The surface will silver over time, which is a sign of healthy, slow drying. We do not recommend painting or treating the structural frame, as this can trap moisture. After 3 to 5 years, once the frame has fully dried, you may choose to apply a natural oil or wax finish if you prefer to preserve the golden oak colour.
